  • Certificate of Land Registry (Certidão do Registo Predial): This document serves as evidence of the legitimacy of both the buyer and the previous owner. It also confirms the contents of the property in question.
  • The license of Use (Licença de Utilização): You have to get this document from the particular parish of the house. It highlights the purpose of the property that is up for sale.
  • Building Book (Caderneta Predial): This document shows the property is tax-compliant. Get it from the finance office.
  • Housing Technical File (Ficha Técnica de Habitação): This is essentially a technical description of the house.

How much can you make renting out a property in the Azores?

While the cost of living is generally cheaper in Portugal, it is even cheaper in the Azores. This is evident from the average amount of rent charged in this part of Portugal. 

During regular months, the average price for a 1 bedroom apartment in the largest municipality in the Azores (Ponta Delgada) is €500 monthly. 

This amount is usually higher during summer because of the influx of tourists. And for short-term rentals, tourists are ready to pay extra for the views and convenience. Some people rent out their property for $30 a night to $150 a night, depending on the property. There’s definitely a huge market for rentals in Portugal, no matter where you are.

Can I apply for a Portugal Golden Visa to invest in a property in the Azores?

Since the introduction of the Golden Visa program, real estate has been a reasonable investment objective for most foreign investors. 

After the rules changed in 2022, the Azores were a great place to buy property to qualify for the Golden Visa.

Since these changes took place, qualifying if you chose to buy property in densely populated cities was no longer possible. This made rural cities and the Azores among the remaining regions that still qualified for the Golden Visa Program. 

As of January 2024, real estate investments are no longer an option if you’d like to apply for the Golden Visa. However, there are many other ways to do so! Is making a real estate investment in the Azores worth it?

There is no one true way of answering this question. Any financial decision is subjective and requires proper research to make an informed decision. 

However, it is also worth recognizing that Portugal’s real estate has been steadily growing since the year 2014. 

What’s even more appealing is the fact that the new changes in the Golden Visa program are meant to promote investments in the rural regions of Portugal.
